Help to Buy

You could get the new home you’ve been saving for with just a 5% deposit. And with mortgage rates at an all-time low, and reduced Stamp Duty (in England and Wales), now is a great time to buy a David Wilson home.

The right time to buy new

With Help to Buy, you can live in the best location and get the quality, characterful home you’ve been waiting for, with just a 5% deposit.  

There are now three Help to Buy schemes available in England and Wales– Help to Buy ‘Equity Loan’, Help to Buy ‘Equity Loan’ for London Buyers and Help to Buy ‘Mortgage Guarantee’. You need a 5% deposit for both schemes, and they are offered to both first-time buyers and existing homeowners in England and Wales.

In Scotland there are also two Help to Buy schemes available – ‘Mortgage Guarantee’ and Help to Buy (Scotland) ‘Equity Loan’. Help to Buy (Scotland) funds are limited so you should act now to avoid missing out. More information on Help to Buy (Scotland) is available here.

Help to Buy Equity Loan

  • Available on new-build homes up to £600,000 in England, £300,000 in Wales and £230,000 in Scotland
  • You need to have a minimum deposit of 5% of the property value for your new home
  • In England (excluding London) and Wales the UK Government will lend you up to 20% of the property value through an equity loan which can be repaid at any time during the loan term or on the sale of your home
  • You’ll only need to secure up to a 75% mortgage from a bank or building society, making that first step a little easier
  • In London the Government will lend you up to 40% of the property value through an equity loan, and you’ll need to secure a mortgage of up to 55% from a bank or building society.
  • In Scotland, the Scottish Government will lend you up to 15% of the property value through the equity loan, and you will need to secure up to an 80% mortgage from a bank or building society
  • You won’t be charged any loan fees for the first five years of owning your home
  • There is a range of competitive mortgage rates available with this scheme, so you can find something to suit your budget

Help to Buy Mortgage Guarantee

  • Available on all new-build and existing homes up to £600,000 in England, Scotland and Wales
  • You need to have a minimum deposit of 5% of the property value for your new home
  • You’ll need to secure up to a 95% mortgage from a participating mortgage lender
  • The lender can now offer this loan-to-value mortgage as the UK Government will provide them with a guarantee of up to 15% of the property value
