Coulsdon forms part of the North Downs and lies mainly within the London Borough of Croydon, undergoing exciting redevelopment investment.

The build so far

The luxury homes are progressing well with the first phase almost complete and beautiful street scenes formed with happy residents enjoying their new surroundings.

The first phase consisted of 96 private homes on the Farthings, the beautiful arc at the entrance to the site approached by a long, rising drive, with far reaching views over the Surrey Downs.

The second phase is released with 75 private homes set in the Historic Centre where the homes are designed around the renovated water tower, childrens play area, pond and surrounded by woodlands and retained trees.

A new bus route is planned to run through the development which is anticipated to be in operation towards the end of 2017.

Built to Code for Sustainable Homes Level 4, exciting design features for renewable energy include solar panels to some homes.

The buying process

Buying a home follows a set process. Here’s a quick overview, but don’t worry if it seems complicated – our team will be happy to answer any questions you have.

View our detailed guide for more information on the process

Find a solicitor

You’ll need a solicitor that specialises in conveyance to look after all the paperwork. We can put you in touch with one if needs be.

Arrange your mortgage

There are plenty of options to consider when it comes to a mortgage. Once you’ve done your research (or spoken to a mortgage adviser – again, we can put you in touch if you like), you should seek an agreement in principle.

Get a valuation and survey

Your mortgage lender will want confirmation the home is worth what you’re paying for it. They’ll organise the valuation for you – this will involve a fee.

Complete legal work

Your solicitor will look after this for you. It’s all about formally transferring ownership from us to you, and checking there are no legal obstacles in the way.

Exchange contracts

Once the legal work is complete, your solicitor will exchange contracts with us. This is when you pay your deposit and commit to the deal taking place.

Complete and move in

On the date of completion, you become the legal owner of your new home. Collect the keys and make yourself comfy!
