Help to Buy the home you want

Make your money go further with Help to Buy. First time buyers or existing homeowners can buy a new home with just a 5% deposit and a 20% equity loan – available on all new builds in England under £600,000. Easily find homes within your price range using our handy Help to Buy calculator.

Adjust the slider to the amount of deposit you have available. This calculator assumes that the minimum allowable deposit on a ‘with Help to Buy’ mortgage is 5% and the maximum allowable deposit is 30%. This calculator also assumes that the minimum deposit for a ‘without Help to Buy’ mortgage is 15%.

Mortgage interest rates are set by mortgage providers and will depend on a number of factors such as your deposit value, the value of the property and your financial circumstances. As a guide, as of June 2013 most mortgage rates are between 3% and 6%. This calculator works on the basis of a capital and interest repayment mortgage, with interest calculated monthly.

[?]

Adjust the slider to the amount you might expect to be able to repay each month on your mortgage. The results will include your other settings, including your mortgage amount, length of the mortgage term and interest rate. Note that this amount does not include the interest repayable to the Government on your Help to Buy equity loan from year 5 onwards.

Superior design

Great care has been taken to integrate the layout and feel of the scheme into its hill and harbourside environment. In particular its relationship to the Church where the architect John Nash is buried. We are upgrading the open space and natural woodland to the north and east of the development to benefit the local community.

Essentials on your doorstep

There’s a host of convenient facilities within easy reach of Victoria Walk, such as a post office, convenience store, a large Waitrose and country pubs. The main ferry terminal to the mainland is also close by along with the free chain ferry to bustling West Cowes and a selection of great schools and nurseries.  In July a £4million state of the art health care facility is opening.

The build so far

We started build on site in January 2011 and all 180 homes are due for completion in December 2014. Victoria Walk will be constructed using a variety of materials sourced from the Island with the majority being built by locals as part of its dedicated training Academy. The site was previously waste land which we have now regenerated into eco friendly, lifetime homes.

The buying process

Buying a home follows a set process. Here’s a quick overview, but don’t worry if it seems complicated – our team will be happy to answer any questions you have.

View our detailed guide for more information on the process

Find a solicitor

You’ll need a solicitor that specialises in conveyance to look after all the paperwork. We can put you in touch with one if needs be.

Arrange your mortgage

There are plenty of options to consider when it comes to a mortgage. Once you’ve done your research (or spoken to a mortgage adviser – again, we can put you in touch if you like), you should seek an agreement in principle.

Get a valuation and survey

Your mortgage lender will want confirmation the home is worth what you’re paying for it. They’ll organise the valuation for you – this will involve a fee.

Complete legal work

Your solicitor will look after this for you. It’s all about formally transferring ownership from us to you, and checking there are no legal obstacles in the way.

Exchange contracts

Once the legal work is complete, your solicitor will exchange contracts with us. This is when you pay your deposit and commit to the deal taking place.

Complete and move in

On the date of completion, you become the legal owner of your new home. Collect the keys and make yourself comfy!
